RENTAL REQUIREMENTS AND QUALIFICATIONS A housing application must be made by anyone 18 years of age or older who will occupy the rental unit. To obtain a residency in the Community, each candidate must meet the following rental requirements and qualifications. The “applicant” is defined as the person who will sign the lease as a “resident.” “Guarantor” in these criteria is the person who will sign the guarantee agreement. Current rent requirements and qualifications are identified below. None of the provisions that is included guarantees or represents that all residents currently in the Community, including residents who occupy the rental unit with a resident, have met these requirements. There may be residents or residents who applied to reside in the commune before the specified requirements came into effect. We are not responsible and do not assume the obligation to obtain criminal checks on residents, inmates, guests or contractors of the commune.
To book your rental unit, you must also sign a rental agreement. The rental agreement is a mandatory contract between you and the owner. Your rental agreement is only executed by the landlord when all qualifications are completed, your criminal history has been verified and your application for housing has been approved. If your application for accommodation is refused, the rental agreement is not executed by management and you will expire all non-refundable fees paid at the time of application. Only deposits are refunded for rejected applications. You acknowledge that you fully understand that the rental agreement is not mandatory until your application for housing has been approved. There is no explicit or tacit guarantee for the construction of housing until your rental agreement has been executed by the owner. IDENTIFICATION CONDITIONS Applicants and guarantors must provide a proper state-issued identification and a valid social security number. Applicants and guarantors who are citizens of another country must present the following documents: (1) a passport, (2) the document allowing the applicant to stay in the United States during the rental period, such as a visa. B, a work permit or i-20 to verify student status and proof of registration. REVENU CONDITIONS The applicant must earn a gross annual income equal to 3 times (3) of total rents, as described on the first page of the tenancy agreement, and have a qualified credit history.
The applicant must have held this job at least one (1) year prior to the date of the application for housing.
